BAE Systems have published their annual figures to- day. Ian King The CEO reports “Robust full year results demonstrate resilience of group strategy” Let us hope that this brings encouragement for the company workforce here in the North West.
On a very positive note Mark Menzies, our Member of Parliament for Fylde, called in to see us recently. It was great to see him, his enthusiasm is evident for all to see and he has a genuine belief in our area. He deserves our full support and he will get it from JGL. A sound voice for us all.
We see this trend continuing throughout the year as demand grows. In our opinion, and with interest rates likely to still be low at the end of the year, even if there is a short term increase, it is as good a time as ever to invest.
As a company we are looking to advise landlords in “hot spot areas” in the North West where we can see much increased demand and where development work is long term and guaranteed.

Last week we wrote to all our landlords with regard to boiler servicing.
It is now recommended that all gas boiler/appliances are serviced every twelve months to support the annual Gas Landlords Safety Certificate which each landlord has to legally provide for each property. It is also a manufacturer’s warranty that all boilers are serviced annually. We have agreed specific rates with our main contractor for this service please speak with the office for further advice.
However much care we take, and however many checks we put in place , there are still disasters out there to happen. Our sympathy is with everyone connected in any way with the events at Newbury on Saturday. The management, Owners, Trainers anyone connected with the industry and to the general public who witnessed it. A sad day for everyone.
On the bright side...England won at rugby & Blackpool earned draw!
England are playing Italy at Rugby tomorrow, that is an other worry, at least England play at home but these Italians are improving every game and since the Ashes victory down under things have not really gone to plan in our sporting world.
I am sure that Mr Osborne has got to start taxing these overseas footballers and managers in some way. He has found a way to tax everybody else. We need more home grown talent. This brings me to Blackpool F.C. we can only hope they stay up not just for the Fylde Coast and our localised economy but for the good of the game. They entered the season as the jokers in the pack. Liverpool have put two wins over Chelsea let us not forget Blackpool have done the same over Liverpool.
Let us hope the property viewings over the weekend bring home the prizes.

Now here is a concern, hard on the heels of the present governments ambition that we all get married and live happily ever after ( not something that the BBC senior political correspondent agrees with and she told him so on The Andrew Marr show ) there is danger about for couples. Parting couples may, in due course, have to share their assets including their homes irrespective of who made the purchase of the asset. One to watch.
On this subject there is a lot of discussion as to rent or buy. It is simple, if you choose to buy and it does not go up in value you still have the home to live in or you can sell it. Choosing to rent yes you pay the money and have nothing at the end.

Another glorious day, they pass us by on the National weather forecasts, as the presenters are usually stood in front of the North West on their fancy map. The scrapping of Nimrod has gone from the news and they seem to have given up on talking about the redundancies at BAE Systems both at Warton and Salmesbury on Look North.
Energy, new nuclear power stations for the North West, scale gas of Blackpool , yes the Blackpool illuminations are going to be regrettably reduced, but most blew of them away into the sea in the Autumn gales anyway.
Here on the Fylde Coast we are in good shape, it is the aspiration of many from East Lancashire to come to our shores, we have a fine climate, good schools and hospitals, our living standards are for the most part high, and the future looks good. We should all talk our area up – we are lucky to live here.
There is also breaking news about The Broughton roundabout and the M6 in Preston..... Watch this space....
A friend introduced me to www.airbnb.com who claim to make ”Inn keepers” of anyone with a spare room. It is claimed that they have 200,000 members and growing at a rate of 700%. I have a spare room in Lytham for anyone interested. We are busy viewing houses for the Open Championship next year at Royal Lytham & St Anne’s golf club. As official letting agents we need the register to take to Royal St Georges Golf Club this summer for the championship.
How things have changed since our last journey down this route in 2000. Perhaps we should have a competition for the house with the largest tv screen.
Did you see in the news that one of those new flats in London for sale at some ridiculous price has a television so large that they have had to devise a dropping system from the roof space similar to that that is used on the landing gear for commercial airliners.
They think we are so out of touch in the North, we are not, we are realistic!
What a start to the day Southerly gales and blinding rain, who would be in property management, the only people to gain today will be the roofing contractors. Friday took me to Newcastle on business, trees down, floods, high sided wagons on their sides, The M62 was closed again... I often wonder whether some people ever get home.
Why can the weekend papers not leave the property market alone. Our figures for last week were excellent, viewings are up and there is genuine interest in the property sales market.
The National papers talk up the London scene, probably because that is where they all live, and down mark the provinces. Halifax produces percentage figures, heaven knows where they come from, they showed genuine aptitude as estate agents – after twenty years in the business they sold it for a pound.
I am optimistic for the spring.
