R & A Championships Limited approved Owner and Tenant letting agreements will be used in all
instances to ensure fairness, consistency and clarity for all concerned and will not be varied.
Letting period
The standard letting period is from 12 noon Saturday 14th July 2012 until 12 noon Monday 23rd July
2012. In certain circumstances and with the mutual agreement of both Owner and Tenant the term
stated in the letting agreement may be extended.
The Rental
Includes electricity, gas or oil consumed during the period of the rental. It also includes the telephone
rental, local council tax and insurance of the property. However, you, the Tenant will be required to pay
for any telephone calls over the total cost of £10 (TEN POUNDS) made during your stay, this cost being
deducted from the refundable security deposit. An itemised bill will be available on request.
Payment
1. When you book you must pay a refundable security deposit which is the equivalent to 30% of
the total rent. (30%)
2. You must then pay the full rental amount to our offices on or before the 16th April 2012
(100%) Therefore the total payable before 16th April 2012 is 130% of the full rental amount.

3. If you book after 16th April 2012, you will be required to pay the full refundable security
deposit in addition to the rental amount (130% of the rent) when you make your booking.
4. Methods of payment will be stated on the booking form.
Cancellation
If you cancel the letting agreement before 16th April 2012, you will forfeit the 30% security deposit.
This will then be payable to the owner, less the Agent’s fees which are subject to VAT.
If you cancel after 16th April 2012 and full payment has been received, then you will only have the
security deposit returned. The rent is forfeited in full and will be paid to the property owner, less the
Agent’s fees. However, in certain circumstances, should the property be re-let, the rental will be
returned to the Tenant less the Agent’s standard fee of 12.5% plus VAT.

Terms and Conditions of Booking
1. JGL SPORTING LINKS LTD (the "Agent") acts as booking agent on behalf of the homeowner
(the "Owner"). Once the rental confirmation is issued, the contract is between you (the "Tenant"),
and the owner of the property.
2. The booking form must be sent by post, fax or email with a refundable deposit of 30% of the
rental. Upon acceptance of the booking, the full amount of the rental must be paid on or before
16th April 2012. If booking after this date, the full amount of the rental plus the 30% refundable
deposit must be paid at the time of the booking. Any applicable VAT is included.
3. The letting shall be from 12 noon on 14th July 2012 to 12 noon on 23rd July 2012.
4. If the full amount of the rental is not paid by the due date, the Agent on behalf of the Owner shall
be entitled to cancel the reservation and the Tenant will forfeit the deposit.
5. If the Tenant wishes to cancel the reservation before 16th April 2012, he/she will forfeit the 30%
deposit. If the property is relet for the period reserved a refund will be made, less the
administration fees of the Agent.
6. You, the Tenant must agree to keep the property clean and tidy and leave it in the same condition
as at the commencement of the rental period. In addition you will compensate the Owner for
damage or breakages incurred or excess cleaning required. You will remove ALL rubbish and
food brought into the property.
7. If the Tenant considers he/she has cause for complaint, the matter must be taken up immediately
with the Owner/Keyholder or Agent of the property. Under no circumstances will the Agent
accept claims for compensation lodged after departure as it is no longer possible to investigate the
complaint in order to take corrective action.
8. Except by prior arrangement no more than the stated number of persons may occupy the property
and the Owner/Keyholder has the right to refuse to admit more than the number of persons shown
on the booking confirmation. Unless previous agreed in writing, no small children or pets are
allowed in the properties and these conditions must be strictly adhered to.
9. Bed linen and towels will be provided. Electricity, gas or oil consumed is included in the rental as
is the telephone rental, local council tax and insurance on the property. All telephone calls over a
total value of £10 will be deducted from the refundable security deposit. An itemised account will
be available on request.
10. The Owner of the property or his/her representative shall be allowed any reasonable access to the
property during the period of occupation, by appointment, and only with prior notice given to the
Tenant, except in case of emergency.
11. Whilst every effort is made to ensure the accuracy of the details provided on the website, the
Owner and the Agent shall not be held responsible for any mistakes or changes beyond their
control and it is advisable that the Tenant or a representative should visit to ensure the property
meets their requirements.
12. The Agent gives no warranty as to the state and/or condition of the property or any changes made
by the Owner without informing the Agent. Nor shall the Agent be liable for any act or neglect or
default on the part of the Owner or for any loss, damage, expense, accident, injury or
inconvenience whether to persons or to property which the Tenant or any member of his party or
any other person may suffer or sustain arising out of or in respect of the reservation or otherwise
howsoever caused.
13. The Agent cannot accept liability for happenings outside its reasonable control, including without

limitation breakdown of domestic appliances, plumbing, wiring, temporary invasion of pests,
annoyance through local flora and fauna, damage resulting from exceptional weather conditions or
the owner’s negligence resulting in loss, injury or accident.
14. The Agent is not liable for any claim for compensation from the Tenant in respect of any booking
not honoured by the owner or deterioration in the condition of the property as advertised by the
Agent in good faith. Any claim MUST be directed to the owner.
