Registration
Any enquiries to The R&A for accommodation will be directed to JGL, the Agent. It is expected that the tenants will be players, members of the R&A, other officials and corporates whose presence at the Championship is required to ensure its success.
Bookings
Lease agreements for Owner and Tenant will be prepared which have been approved by R&A Championships Ltd. and which will be used in all instances without variation.
At the time of booking the tenant will pay a refundable security/holding deposit, which amounts to 30% of the gross rent.
The FULL gross rental payment of 100% will then be due at our offices on or before the 16th April 2012. The holding deposit of 30% already held will become the security/damage deposit at this time (total held 130%). For properties booked after 16th April 2012 tenants will be asked to pay the security deposit PLUS the full rental at the time of booking (130%).
Cancellations
A tenant is entitled to cancel the Letting Agreement prior to 16th April 2012 on forfeiture of the 30% security deposit. This will then be payable to the owner, less JGL’s fees of 12.5% plus VAT.
Should the tenant cancel after 16th April 2012 and full payment has been received, then only the security deposit will be returned to the tenant. The rent is forfeited in full and will be paid to the property owner less JGL’s fees of 12.5% plus VAT
If however the property is re-let, JGL will return the rental achieved to the tenant less the standard fee of 12.5% plus VAT.
Payment to the Landlord
When JGL are in receipt of the FULL rent, prior to the Championship, we will pay 80% of the gross agreed rental, less our total fees of 12.5% plus VAT, to the property owner. The remaining 20% contingency deposit will be held in case any repairs or similar are required over the letting period.
Please note that funds cannot be paid over to you until you have provided JGL with a copy of your insurance policy and valid Landlord’s gas safety certificate for the property.
Emergencies: In the event of JGL being unable to contact you, the Landlord, or your designated keyholder in cases of emergency (water ingress, breakdown, etc) JGL Sporting Links Ltd reserve the right to carry out emergency repairs to make good the property for the remainder of the rental, payment for which will be taken from the 20% contingency monies held by us.
The 20% contingency deposit will be released to the owner as quickly as possible after the letting period and no later than 31st August 2012
What does the rent include?
The rent agreed will include electricity and gas or oil consumed during the period of occupancy. It also includes the telephone rental and broadband, local council tax and insurance of the property, but the ingoing occupiers will be responsible for the cost of any calls or charges on the telephone account over a total cost of £10, which cost will be deducted from the damage deposit on receipt of a full itemised account from the Owners covering the period of the let which must be supplied to JGL within 14 days of the end of the tenancy.
