What You Should Do Once a Let Has Been Agreed

Meeting tenants

JGL will distribute keys to all tenants who will collect them from our office in Lytham on

arrival which may well be during the night time. You are not required to meet your tenant.

Keyholder / contact during the tenancy period for emergency decisions

Please provide information and contact details plus mobile phone number for your keyholder /

emergency contact during the let, whether it is yourselves, a neighbour or friend. JGL will

also be able to offer this service.

Keys

Get extra keys cut for access to your home and ensure that they work correctly. Keys to the

house must be provided to JGL Offices for each person occupying your home (as per the Lease).

Keys must be handed to JGL by Tuesday 10th July 2012 as all Tenants will collect keys from our

Office. Please also ensure that your emergency key holder has a key and that JGL have their

contact mobile number.

Alarms

Clear information should be left for your tenants if you have an alarm system which you wish

to be kept active. Operating details and contact names in the case of a problem should be left

in the “Home Information Pack”

Internet & Broadband access

Clear information should be left available for accessing the internet and email, either by

wireless connection or as a visitor on your pc. If access cannot be obtained, JGL may have to

send in a computer person and a charge will be made, so please test it all out well in advance.

Safety requirements

Safety legislation requirements referred to above will need to be adhered to and

documentation should be provided to the Agent by 16th April 2012. If you have any

problems, please contact us at JGL for clarification.

Inventory

We advise that where possible a Schedule of Condition is prepared which can be given to the

tenant on arrival. In the unlikely event of any damage occurring during the let, payment may

be retained from the Tenant’s refundable security deposit.

Telephones/Internet Charges

Please contact your telephone service provider to arrange that your bill for calls/charges

during the period of the rental be itemised. If the bill is for an amount over £10 in total for the

period of the rental, a copy of the bill should be sent to our offices within 14 days (6th August

2012) so that the amount due over and above £10 can be deducted from the refundable

deposit.

In case of Emergencies

Should we be unable to contact an owner or keyholder during the period of the let in the case

of an emergency, JGL Sporting Links Ltd reserve the right to carry out contingency repairs, to

make good the property for the remainder of the rental, payment for which will be made from

the 20% contingency retained by JGL.

Insurance

Please inform your Insurance Company that you are letting your property for a one off holiday let.

Should you have difficulty with your existing Insurance Company, please let us know, as we will be

pleased to put you in touch with a company who has agreed to offer a policy to cover you for the

period of the let. We shall require written assurance from you that your insurance company has been

informed before release of the rental money to you.

Property presentation - Owner’s check list (for your help and guidance)

It is essential that your home is presented in the best possible condition, scrupulously clean and tidy, with all appliances in good working order. The checklist below may help you:

  • Fresh and clean decoration both inside and outside.
  • Extra front door keys cut and checked that they all work.
  • Sitting rooms and dining room should have adequate seating to accommodate the maximum number of guests.
  • All beds must be made up with good quality linen, and towels provided for each occupant.
  • One change of linen and towels must be provided for each bed.
  • All mattresses should have mattress covers fitted.
  • A minimum of half a wardrobe of hanging space should be provided for each bedroom.
  • A minimum of 3 drawers should be provided for each bedroom.
  • All kitchen appliances must be spotlessly clean for tenants on arrival.
  • Freezer should be defrosted and at least one shelf should be left available (if chest freezer, owner’s supplies covered by black bin liner).
  • Refrigerator should be defrosted and left spotlessly clean and empty. However, unopened orange juice, milk, etc may be left for the tenant as a welcoming gesture.
  • Kitchen cupboards must be left scrupulously clean. Please leave any unopened non perishables/dried stores in them but clear one cupboard for tenants to store their food.
  • The oven and hob must be spotlessly clean.
  • Any areas of storage for owner’s property should be clearly marked and locked.
  • Items of great value or of sentimental value should be removed or stored in a locked area.
  • At least one television should be provided and be in good working order with either SKY or Freeview and a DVD slot/player.
  • A broadband/wireless internet connection is required with details of access, either as a guest on your PC or on the tenant’s own laptop, etc.
  • A “Home Pack” must be provided, and prominently displayed in the house. This should give all the instructions for the electrical and gas appliances throughout the property, cold water stop tap, internet access, keyholder contact numbers, etc. Burglar alarm details and how to operate, including contact numbers for any maintenance contracts. Your preferred tradesmen in case of emergencies should also be provided.
