Information for Prospective Tenants

Thank you for choosing to rent a property with JGL. Following the checklist below will ensure your rental application is processed as quickly as possible.

1. Payment Of A Holding Deposit

JGL requires a £100 fee to hold the property whilst we check your references. This charge will be refunded on your initial invoice, assuming your application is successful. Should you decide to cancel or if your references prove to be unsatisfactory, the fee will not be reimbursed. However if the Landlord decides not to proceed, the charge will be returned to you.

2. Completion of Tenant Reference Form

Each person over the age of 18 who is to reside in the property will need to complete a Tenant Reference Form, to enable us to take up the necessary references and credit checks. Confirmation of your employment, salary, financial situation and character is required to determine whether or not you will be a suitable tenant.

References may take up to 10 days to complete. You can help to speed up the process by contacting your referees to inform them that we will be writing to them. To assist us with our enquiries, please provide JGL with the following documents:

  • P60 for the last financial year
  • Payslips for the last 3 months
  • Bank statements for the last 3 months
  • Confirmation of your mortgage / rent payment for the last 6 months

3. Personal Identification

Each tenant will need to provide Passport or Driving Licence identification.

4. Address Verification

We require a utility bill or bank statement as confirmation of your current address.

5. Leases / Initial Invoice

Once we are in receipt of satisfactory references, the lease and the initial invoice will be prepared and sent to you through the post or via Email for you to sign. Alternatively you can call into the office to sign. Arrangements will then be made for check-in and payment of the amounts due.

6. Payment

Rent is payable in advance and a pro rata payment is due from the day of entry to the last day of that month. The initial payment of your deposit and pro-ratered rent may be made by cash, cheque or electronic transfer. Please note that cash payments will be subject to a charge of £5 per £500. The £100 Holding Fee will be credited to your account on your initial invoice. Thereafter, equal monthly payments are due on the 1st day of each month by Standing Order.

7. JGL’s Administration Fees

  • 6 month Shorthold Tenancy Lease Arrangement Fee £130.00 + VAT
  • Administration Charge Short Leases (Early break Clause) £150.00 + VAT
  • Additional Credit Checks for Unrelated Persons £15.00 + VAT
  • Returned Cheques / Late Payment £20.00 + VAT
  • Additional Company Credit Checks £125.00 + VAT

8. Damage Deposit

A deposit against damage to the property is required prior to entry. Legislation requires this money to be held in a Government approved scheme during your tenancy. JGL will issue a certificate within 14 days of receipt of your deposit, to confirm which scheme we have placed your deposit into. You will be required to sign to confirm you agree that the Inventory is a true reflection of the property, as these documents form part of the lease. Your deposit will be refunded at the end of the tenancy, provided inspection of the property confirms it has been returned in the pristine condition in which it was handed to you. Any damage or cleaning required will be discussed at this inspection and the resulting costs will be deducted from your deposit. 6. Insurance

You are responsible for insuring your own contents and you should insure against accidental damage of the Landlord's contents.
