The Letting Process With JGL

JGL’s step by step guide will ease you through the process of letting your property

  1. Register

Register with JGL by calling 01253 795900, by completing the Email Registration Form on this site, or by visiting our office.

  2. Accurate Property Appraisal

JGL will arrange to meet you at your property to carry out an inspection. We will answer your questions and objectively advise you on any remedial works required to maximise the rental value.

  3. Ensure Property Fulfils Latest Legislative Requirements

The legal requirements for properties offered for rent in the UK increases every year.  JGL will ensure that your property meets all the requirements before a tenancy agreement is signed.

  4. Maximum Exposure

When you instruct JGL to let your property you will benefit from our high quality comprehensive marketing. At JGL we ensure every property is presented to its best possible effect. All newly available rental properties, accompanied by colour photos, will be live on JGL’s website within 24 hours! Local information, location maps and a fully printable colour brochure of your property will also be prepared. JGL will contact prospective tenants whose requirements match your property details by phone and or by emailing your property’s brochure.

  5. Accompanied Viewings

JGL’s offices and phone lines are open from 8.45am to 5.15pm Monday to Friday and on Saturday between 10.00am and 1.00pm. In order to maximise opportunities to view your property, we regularly carry out accompanied viewings outside office hours.

  6. Tenant Referencing

JGL carry out extensive referencing on all tenants, this includes legal checks as well as bank, employer and current Landlord references.

  7. Tenancy Deposit Scheme

A deposit against damage to your property is required prior to entry. Legislation requires the deposit to be held in a Government approved scheme during the tenancy. The deposit required varies with regard to each individual property. The deposit is refundable at the end of the tenancy, subject to the property being handed back in an appropriate condition.

  8. Inventory

Prior to the tenant moving into your property an Inventory of the contents and Schedule of Condition will be taken. This comprehensive document includes many photos and protects you, the landlord, as much as the tenant.
