The Rental Process With JGL

JGL’s step by step guide will ease you through the process of renting a property.

  1. Register With JGL

    Register with JGL by calling 01253 795900, by completing the Email Registration Form on this site, or by visiting our office. Our knowledgeable agents will be pleased to discuss your individual requirements with you.

  2. Property Search

    All available properties can be viewed through our website, together with full colour individual property brochures available from our office, or via Email. JGL will pro-actively notify you by phone or Email when properties matching your criteria appear on the market, to save you time. Please see Areas for further details about the local area.

  3. Accompanied Viewings

    JGL’s offices and phone lines are open from 9am to 5.00pm Monday to Friday and on Saturday & Sunday between 10.00am and 4.00pm. Viewings outside these hours are available by special arrangement.

  4. References & Tenant Application Form

    Having identified a property to rent we will ask you for a £100 (inc VAT) Holding Fee. The Tenant Application Form will need to be completed. Please see Information For Prospective Tenants for further details.

  5. Lease Preparation

    The JGL 6 or 12 Month Assured Short hold Tenancy Agreement contains the latest legal requirements, this will be signed by each tenant over the age of 18. Please read the agreement carefully before signing.

  6. Tenancy Deposit Scheme

    A deposit against damage to the property is required prior to entry. Legislation requires this money to be held in a Government approved scheme during the tenancy. The deposit amount varies with regard to each individual property but is generally one months rent plus £50. Your deposit is refundable at the end of the tenancy, subject to the property being returned in a satisfactory condition.

  7. Inventory & Schedule of Condition

    Prior to moving into the property an Inventory of the contents and Schedule of Condition will be taken. This document protects you the tenant as much as the Landlord.

  8. Rent

    The first month’s rent is payable in advance, prior to commencing the tenancy. The monthly rent is then paid by Standing Order on the 1st day of each month.

  9. Move In

    Keys are available for collection from the Office from 0930 on the first day of your tenancy. JGL will organise the transfer of accounts for all utility services and Council Tax into your name, for your convenience.
